The area of a villa or an apartment that is an exactly usable area of the unit you are going to purchase is called carpet area.u00a0 Built-up area or the plinth area is the gross area of the property. It is the total size of the house, including the carpet area, the thickness of the walls, balcony, terrace, ducts and utility area. While the super built-up also includes spaces occupied by common spaces like lobby, swimming pool, decks, stairs, elevators etc.

Market value or the value of the agreement, whichever is higher is the factor on which the Stamp duty is based.

The following is the list (non-exhaustive) of documents required for NRIs to buy property in India:

• PAN card
• Passport
• Address Proof
• OCI/PIO Card

The buyer needs to pay the following taxes:

• Tax deducted at source on property purchases exceeding Rs 50 lakhs, excluding agricultural land.
• Stamp duty
• The buyer should be responsible for paying the service tax if the builder constructed and conceived the project before he or she offered possession to the buyer. Service tax does not apply if the buyer buys a property that is ‘ready to move in’ from the seller.
• Value Added Tax (VAT) – If applicable in the concerned state.

The following documents is what you would require at the time of possession

• A copy of the chain of title agreement and approval of the Building Plan
• Receipts for registration and stamp duty
• Possession Letter
• (For societies) Original share certificate
• Proof of payment of all dues up to the date of taking possession including maintenance fees, electric bills, phone bills, water bills, and property taxes

A letter from the Society or another concerned organization confirming that the transfer is not objectionable

Yes, you can allow someone else to register your property for you if you execute a special power of attorney.
